Palm Coast short sale listings update

Located on Florida’s northeast shore, Palm Coast was one of the fastest growing areas in the country a few years ago. With banking and real estate woes, houses have steadily fallen to half their peak values. Known for its good climate, great schools, and secluded beaches, Palm Coast was, also, recently chosen as one of the top 5 places to retire by Fortune Magazine.

From premier golf course communities along the beach to modest ranches in established neighborhoods, there is no shortage of bargains when it comes to real estate. Saturated with foreclosures and short sales, the market seems to have finally hit bottom. Prices are now sometimes below intrinsic value, and realtors indicate the number of distressed homes is dwindling as out-of-state buyers and real estate investors snap up new listings.

Short sales start at around $50,000 for decent homes with around 1,000 square feet in established neighborhoods and soar to more than $1,500,000 for luxury homes with over 4,000 square feet of living space in the renowned Island Estates of Hammock Dunes. In the 2,000 square foot range, beautiful pool homes list below $200,000 and saltwater canal homes sometimes sell for less than $300,000. Among all MLS listings in Palm Coast, prices for single family homes start at around $50,000 and go up to over $2,500,000 for upscale beachfront homes in golf course subdivisions. According to at least one real estate website, many of the higher prices among homes not in jeopardy are a result of sellers’ unwillingness to accept the conditions of the current market.
